Capital Mansion

As the city is filled by meaningless, quick-duplicated high-rise blocks, its image becomes more and more homogenous and unrecognizable. The repetitiveness is produced and consumed as today’s fast food.The design replaced the usual extrusion of standardized skyscraper floor plates with a staggered progression of structural slabs being slightly off from each other as they ascend, creating constant variety among the apartment floor plans.

This structural arrangement of floor plates create an irregular flurry of cantilevered terraces and balconies over the whole surface, allowing plays of light and shadows that give the tower a shimmering, animated appearance in the skyline.The building contains five key functions, which are placed adjacent to each other and ascending from street to sky: office, 5-star hotel, serviced apartments, amenities, and commercial retail.Inspired by modern digitalization, the building is presenting itself as a massive, reflective pixelated sculpture. The building body will have the appearance of a stack of cantilevering volumes with varying degrees of transparency and opacity. This diverse look fits well in the lively and multi-faceted neighborhood and offers the possibility of a dialogue between the functions in the building and the neighborhood itself. For this, the complete ground floor is dedicated to the public for leisure, shopping and entertaining. The adjacent Liangma river bank is also considered and designed as part of the ground floor program as an extension of the indoor activity.

京城大厦，一座68层的综合体，位于CBD核心区，三环边，亮马河畔。 我们的城市充斥着复制堆积起来的呆板高层。城市的空间被占领，可是生活仍然是平面的， 就像超市里的货架，均质的排列，永远刺激不起心情。 在这里，我们抛弃了惯用的标准层叠加的方式。参差的结构板错位叠加上升，形成持续变化的形态，和非标准的公寓平面。 这种结构布局创造出很多大大小小的悬挑平台和阳台，在这种凹凸的表面形态上产生各种光影变换的效果，给城市的空间增加很多变化与活力。 建筑包含五个主要功能：办公、五星级酒店、酒店式公寓、娱乐和商业。这五个功能立体逐渐过渡，彼此融合。   我们在三维空间上使用像素化的处理方式，整个建筑如同一个巨型雕塑。不同透明度的体量悬挑在空中，产生多样的建筑表情，使其在燕莎商圈内和周边环境、建筑及内部各功能之间都能产生很好的对话。底层城市广场，作为公共休闲、购物、娱乐空间。亮马河河岸亦被像素化处理，模糊了水岸的边界，创造出亲水空间，与底层城市广场一起构成生动、有活力的城市公共空间。
